Here are some tips to quickly sell your property.

Make Space
It is important that your closets and wardrobes seem spacious. When you show your home, empty the closets by 75% and sort them well. The clearance provides greater vision and spaciousness, so it is important to keep all the objects that have no purpose in cupboards or put away on shelves. Thus the room seem much larger.

Provide comfort
It is important that the buyer feel comfortable when you enter a room. So make sure that all entries are unobstructed allowing easy entry. Also remove any mirror that is in front of a door.

Kitchen and Bathrooms
The kitchens and bathrooms must be spotless, everything organized without knives in sight. 
Some experts say that when selling a home, what sells is actually the kitchen (and the bathroom). This is because kitchens are often the biggest investment in a home and the quality of Chi in the kitchen is so important is that it will influence the energy in the food and ultimately the sense nourishment throughout the home.

The elements of Water and Fire are always present in the kitchen (refrigerator/sink and stove/cooker) and further excess of these elements should be avoided. Therefore, the red color (corresponding to Fire) should be used sparingly, also blue (corresponding to water), which is a color that does not associate with anything edible and tends to decrease appetite. 

  • The most appropriate for colors for kitchen walls is yellow and natural colors (Earth Element) or alternatively shades of green (corresponding to the Wood Element).


  • Fix any defect that may be present. The house should look like the buyer could move in the next day. At least give it a coat of paint, preferably white. White is the color that best allows the prospective buyer "project" their own thoughts and imagine living there. 


  • If at all possible, replace kitchen cabinets with modern fittings… this  can decisively change the perception of the space.

  • The bathroom must remain closed and the toilet lid down.


Aromas
One way to stimulate the senses of buyers is through the aromas. Best fragrances include orange and bergamot to make visitors feel "at home", but do not overdo it with the intensity.

Main Entrance
The door of your house and the entrance represent the first impression you give to your potential buyers. Remove personal items from your entrance/foyer such as photos, memories of trips etc. These are meaningful to you, but not for prospective buyers. 

Keep the door in good condition, place good lighting, new carpet that welcomes and pots on both sides of the door with plants or flowers. Put a table to the right of the entrance door to offer some chocolates to provide welcome.

Real Estate Listing
Something we see often in real estate ads: poor lighting can make your home look dingy. Open the curtains, clean window glasse, pruning plants that provide too much shade on the house and where necessary increases the power of artificial lighting changing lamps. Any burnt bulb must of course be replaced.

If you have dogs or cats, remember that not everyone likes. It is preferable that when you show your house, pets are absent (and everything that goes with: food containers, litter etc.)
